Astberrys let and manage property - including our own. We offer a service in all of the following areas-

Presentation and marketing of property

  • Advising on the correct level of rent in current market conditions by reference to comparable lettings.
  • Arranging for any pre marketing works of redecoration, gas safety certificates, energy performance certificates and electrical installation condition certificates.
  • Advertising the property on all the major property portals.

Letting

  • Securing a holding deposit , running credit checks, taking up references.
  • Drawing up the appropriate tenancy agreement
  • Securing and registering the tenancy deposit with the Tenancy Deposit Scheme, sending to the tenant the certificate of registration, the prescribed information and TDS documents.
  • Arranging for an inventory clerk, cleaning, meter readings and managing the check in process.

Management

  • Ensuring that the property is properly maintained throughout the tenancy by suitable contractors.
  • Checking to see that the tenant pays the rent according to the terms of the tenancy agreement and reporting back in the event of non payment.
  • Investigating any breaches of the tenancy agreement.
  • Dealing with any enquiries relating to the property from the tenant.
  • Paying service charges and other outgoings from the rent with a proper and accurate record being kept.

Terminating the tenancy agreement

  • Preparing and serving the appropriate notice under section 21 of the Housing Act 1988.
  • Arranging for an inventory clerk, cleaning, meter readings and managing the check out process.
  • Administering the return of the tenancy deposit and dealing with any deductions.
